The 45m² Exemptions
Since 27 July 2026, more home projects can go ahead without planning permission. The exempt limit for a rear extension went from 40m² to 45m², and a detached granny flat of 32–45m² in the back garden can now be exempt too.
Conditions apply. Extensions built since 1 October 1964 count towards the 45m² limit, and there are rules on things like height and remaining garden space, so check with your local council before you commit. Whether or not you need permission, your builder or designer will need accurate drawings of the house as it stands. That’s the part I do.

How much does a measured survey cost?
Prices start from €400 for an apartment or small terraced house, and from €475 for a 3-bed semi-detached house. The site visit and CAD drawings are included, with no travel fees in Dublin, Wicklow or Kildare, and you’ll get a free, fixed quote before any work starts.
How long does it take to receive my completed drawings?
The visit usually takes 1–3 hours depending on the size of the house. The finished CAD drawings usually follow within 5 to 7 working days. If you need them sooner, rush turnaround within 3 working days is available for €100 extra.
Do I need to be home during the visit?
No. You can leave a key or arrange access if that suits you better, or be there for the visit if you’d prefer.
Can you handle unusual or older properties?
Yes. Older houses, attic conversions and irregular layouts are where an accurate survey helps most, because walls are often thick and rooms are rarely square.
Can these drawings be used for planning applications?
Yes. A planning application needs accurate drawings of the existing house. Having them done first means you can hand the CAD file straight to your architect or planner, who will prepare the drawings of the new work.
Do I need planning permission for a 45m² extension or granny flat?
Maybe not. Since 27 July 2026, a rear extension of up to 45m² and a detached granny flat of 32–45m² in the back garden can be exempt, as long as certain conditions are met. Your local council can confirm whether your project qualifies.
Do these drawings include structural or planning advice?
No. The surveys show layout and dimensions only. They aren’t a structural report or building assessment, so please talk to a structural engineer about any structural changes or load-bearing walls.
